About Us

Our History

NORF was founded in 2013 by Tulane University alumni Alex Hernandez and Mike Niemtzow to focus on tax-incentivized historic redevelopment and urban renewal in New Orleans. Since 2013, NORF has acquired over sixty properties of various sizes and conditions – successfully restoring some of the more complex projects that others passed on.

After the success of NORF's first two private real estate funds, NORF, seeing significant demand, launched its first Opportunity Zone Fund, the NORF 3 Opportunity Zone Fund in 2019. NORF was very comfortable working in Opportunity Zones as about 90% of the properties the firm had developed were already located within such zones.

NORF closed its fourth Fund in 2022 and officially launched its third Opportunity Zone Fund, ("NORF 5"). NORF continues to see strong demand and significant market opportunity for Opportunity Zone Funds. As such, NORF 5 will be their largest and most diversified offering to date. NORF 5 is focused on properties throughout the United States.
