About Us
Our History
NORF was founded in 2013 by Alex Hernandez and Mike Niemtzow to focus on tax-incentivized historic redevelopment and urban renewal in New Orleans. Since 2013, NORF has acquired over sixty properties of various sizes and conditions – successfully restoring some of the more complex projects that others passed on.
After the success of NORF's first two private real estate funds, NORF, seeing significant demand, launched its first Opportunity Zone Fund, the NORF 3 Opportunity Zone Fund in 2017. NORF was very comfortable working in Opportunity Zones as about 90% of the properties the firm had developed were already located within such zones.
In January 2023, NORF launched its latest private real estate Fund, the NORF 5 Opportunity Zone Fund (NORF 5). NORF continues to see strong demand and significant market opportunity for Opportunity Zone Funds. As such, NORF 5 will be their most diversified offering to date. NORF 5 is focused on various asset classes including multi-family, mixed-use, and industrial throughout the United States.
NORF continues to improve communities by redeveloping historic buildings and revitalizing blighted neighborhoods while generating compelling risk-adjusted returns for our investors. NORF is based in New Orleans, Louisiana with operations in New York, Park City, and Miami.

NORF Realty: NORF Realty is a full-service real estate brokerage founded by the Partners of NORF Companies. They focus on providing the best service to any and all commercial and residential real estate dealings. Their services include but are not limited to, assisting with purchases, sales, leasing, consultations, and valuations on any commercial or residential real estate property.
Hernandez Consulting and Consulting: Hernandez Consulting & Construction (HCC) was founded in 2005 and is a licensed general contractor in Louisiana, Texas, Mississippi, Alabama, and Florida. HCC is staffed by former U.S. military officers, graduate-level trained professionals, engineers, architects, and design-build experts from across the country. NORF engages HCC on select projects for general contracting services which include pre-construction, general contracting, construction management, and design-build. Through this process, HCC takes a project from initial procurement through planning, implementation, quality control, and regulatory approvals, to project completion.
Albert Architecture: Albert Architecture is a collaboration of architects, engineers, and design professionals that work tirelessly to establish a new standard of professional services. They work by leveraging design innovation to respond to our ever-changing world. Their goal is for each client to realize a better future through a built environment that contributes to a greater community and human experience. NORF engages Albert Architecture as the lead architect and/or for advisory services for the majority of its projects. Albert Architecture holds licenses in Florida, Mississippi, Alabama, Louisiana, Texas, and Massachusetts.
