Qualified Opportunity Zones
The Tax Cuts and Jobs Act of 2017 provides a tax incentive for investors to reinvest capital gains into Qualified Opportunity Zone Funds (QOZF) that are dedicated to investing in specially-created geographic districts called Qualified Opportunity Zones (QOZ).
Investing in QOZF allows investors to both defer and reduce payment of capital gains taxes on already realized gains and completely avoid paying any capital gains tax on the realized gains of the OZ investment.

It's always satisfying to see a historic New Orleans building spared from demolition. In addition, it's no small matter when a historically overlooked structure gets another shot at life. The old Warwick Hotel at 1315 Gravier Street has sat abandoned since Hurricane Katrina. However, NORF Companies along with Tulane University has given this building another shot at coming to life. Tulane University is converting the historic hotel into a 154-unit housing development for their Medical School. With construction nearing completion this summer, we are excited to contribute to the growth and redevelopment of downtown New Orleans.

1315 Gravier Street, the Old Warwick Hotel, is nearing 100% completion each day. We're excited for our tenant, Tulane University, to occupy the building to expand their Medical School in downtown New Orleans. Check out this drone footage of our construction crew, Hernandez Consulting and Construction, safely lifting the building's Dedicated Outside Air System (DOAS) unit to the roof. These systems guarantee a consistent supply of 100% dedicated outside air. This eliminates the possibility of airflow "short circuits" that put stale air back into the mix.
